John V. Handelsman Chief Executive Officer
John Handelsman sets strategic direction for Al. Neyer, Inc., as well as oversees all financial and capital sourcing functions. He leads the company’s executive management team, key to its initiatives to identify new growth markets and scale its proprietary approach to service delivery.
Mr. Handelsman has 28 years experience in leveraged finance industries, many as chief executive, and most of which was spent in the commercial equipment finance industry. As a principal investor, advisor and transaction team member, Mr. Handelsman has presided over the closing of more $3B of commercial debt and equity funding transactions.
A Michigan native, Mr. Handelsman studied at Albion College. He serves as an Operating Partner to Orchard Holdings Group; a Director for dbaDirect, Inc.; as an advisory board member for The Malibu Group, LLC of Cincinnati; and as Chairman of Outback America Cincinnati, a local outreach of JH Ranch and international family discipleship ministry.

David F. Neyer Chairman/Chief Investment Officer
Dave Neyer is responsible for the management of Al. Neyer, Inc’s portfolio of assets, as well as maintaining and expanding partner, client and community relationships. He has been a member of the company’s executive management team since 1998, and represents the fifth generation of the Neyer family to own and lead the firm. Under his direction, Al. Neyer has successfully transitioned from a family-owned real estate enterprise to a professionally managed service provider embodying innovation and value.
Mr. Neyer received a Bachelor of Science degree in mechanical engineering from Purdue University. He is the Cincinnati District Council Chair for Urban Land Institute and sits on a number of boards including ACG (Association for Corporate Growth), Urban League of Greater Cincinnati, People Working Cooperatively and Cystic Fibrosis Foundation.

William L. Neyer Executive Vice President, Design-Build
Bill Neyer has more than 25 years of experience in every phase of development and construction. He is responsible for our design-build team of architects, designers, engineers and construction professionals. Prior to being named executive vice president, Mr. worked in project management, accounting and finance. He has led the development of office, manufacturing, warehouse and retail facilities. Mr. Neyer is a principal and a member of the Al. Neyer Executive Team.
Mr. Neyer received a Bachelor of Science degree in business administration and marketing from the University of Cincinnati. He serves an as adviser to the University of Cincinnati (UC) College of Engineering and Applied Sciences and is involved with UC’s Economics Center as a trustee, chairperson of StEP subcommittee and chairperson of Nominating Committee as well as a a mentor to the African American Chamber EDGE Mentor Protégé Program

James T. Neyer, P.E. Executive Vice President, Real Estate Development
Jim Neyer leads Al Neyer's real estate development activities with a balanced focus on market-driven investment and creative inspiration. Mr. Neyer has over 20 years experience in commercial real estate, in development, financing and construction. He has the hands-on expertise and strategic perspective to drive results for Al. Neyer and its investor partners. Mr. Neyer is a principal and a member of the Al. Neyer Executive Team.
Mr. Neyer received his Bachelor of Science degree in civil engineering from Marquette University. He is an active member of both local and national NAIOP chapters, Downtown Cincinnati, Inc. and other professional and community organizations.

Daniel P. Ruh Senior Vice President, Real Estate Development
Dan Ruh joined Al. Neyer’s real estate development operation as senior vice president in 2009 to expand the company’s deal-making capacity and ultimately increase value creation through real estate projects and leasing transactions. He is a member of the Al. Neyer Executive Team.
Mr. Ruh received his Bachelor of Science and Master of Business Administration degrees from University of Kentucky. He earned a Juris Doctorate with a Corporate Law concentration from University of Cincinnati, College of Law in 1997. Dan serves on the Kenton County Municipal Planning & Zoning Commission.

Cassie J. Belmonte Senior Vice President, Finance
Cassie Belmonte leads Al. Neyer's finance and accounting team and is responsible for treasury management. She has primary responsibility for building and maintaining relationships with our investor partners and lenders. Ms. Belmonte has more than 12 years experience structuring financing for major development and design-build projects. Her ability to effectively communicate the vision and impact of our projects, and to accurately assess their risk/reward helps us bring creative ideas to reality. She is a member of the Al. Neyer Executive Team.
Ms. Belmonte holds a Bachelor of Science degree from Miami University. She is an active member of both local and national NAIOP chapters, Commercial Real Estate Women, the Financial Executives Institute and AICPA, the American Institute of CPAs.

Patty F. Cole, CPA, CCIM Vice President, Asset Management
Patty Cole oversees Al. Neyer’s portfolio of commercial properties including both its land inventory and buildings. She has over 13 years of portfolio management experience in the real estate industry with a background in public accounting. Ms. Cole’s proactive management style and established relationships with our investors, lenders, tenants, and brokers ensures the operational and financial performance of the portfolio, valued at more than $250 million. She creates value for our investors with her demonstrated ability to negotiate and manage transactions, critically evaluate property characteristics, and position assets in the marketplace.
Ms. Cole is a Certified Public Accountant and a graduate of the University of Illinois at Urbana-Champaign. She earned the CCIM (Certified Commercial Investment Member) designation in 2005 and is on the board of The Ohio CCIM Chapter. In addition, Ms. Cole is a member of IREM (Institute of Real Estate Management), a CPM candidate, member of CREW, and a member of the OSCPA (Ohio Society of CPAs)

Robert Read Thrun, A.I.A. Vice President, Architecture, Al. Neyer, LLC President, Neyer Architects, Inc.
Rob Thrun has lead the architecture and engineering teams at Al. Neyer, Inc. since 1999. Prior to joining us he held positions as managing partner of A.M. Kinney Associates, studio director/design principal for CUH2A and project architect/project designer for The Kling-Lindquist Partnership.
Mr. Thrun has been responsible for many of our residential, office, academic, industrial, and mixed-use projects including the Luxottica world headquarters, Delta Airlines Reservations complex and the St. Xavier Park urban development.
Mr. Thrun holds a Master of Architecture degree from the University of Pennsylvania and a bachelor's degree from Colby College. He has received the AIA Award for Design Excellence for five projects, as well as numerous other awards. He holds professional registration in 12 states. |

Matt E. Blankenship Vice President of Operations, Design-Build
Matt Blankenship oversees all Al. Neyer design-build construction projects, providing day-to-day leadership to project teams planning and executing project delivery in all phases. Over his 13-year professional career, Mr. Blankenship has been involved in producing more than 3 million square feet of mixed-use, office, health care and industrial projects. His proven expertise from inception to completion in ground up design-build, construction management, tenant improvements and renovations has earned him the respect of clients, subcontractors and his colleagues.
Prior to joining Al. Neyer in 2005, Mr. Blankenship’s former employer was Paul Hemmer Construction Co., where he worked as a senior project manager. He also worked for Clayco Construction Co. in Missouri as a project manager. Matt holds a Bachelor’s degree from the University of Cincinnati in Civil and Environmental Engineering.

Tim L. Fuerbacher, CCIM Vice President, Design-Build
Tim Fuerbacher has been involved in design-build construction and management for more than two decades. A design-build specialist, Mr. Fuerbacher works with clients and potential clients through the pre-construction and design phases of a building program. He is responsible for thoroughly analyzing a client’s business operations and directing Al. Neyer architects and construction specialists to create a program that will fulfill their space and functionality needs. Mr. Fuerbacher’s expertise in all aspects of design-build project delivery ensures a collaborative approach to project development and management.
Mr. Fuerbacher holds a Bachelor of Science in Construction Management from the University of Cincinnati. He earned the Certified Commercial Investment Member (CCIM) designation in 2003.

Jerome A. Tepe Vice President, Design-Build
Jerry Tepe is a seasoned professional with an attitude toward our customers that can be summed up in one word - advocate. Mr. Tepe is involved in projects from initial planning to move-in, which ensures our customers receive the same level of attention throughout the project duration. At Al. Neyer, he has become our point person for the “mega” office and mixed-use projects, routinely thinking through complexities associated with 400,000+ sf multi-phase projects.
Mr. Tepe joined Al. Neyer in 2000 as a design-build director, and worked as a project executive at Frank Messer & Sons, Inc., for a decade prior to that. He earned both an undergraduate and post-graduate degree -- a Master of Business Administration --from the University of Cincinnati.

Christopher P. Dobrozsi, CCIM Vice President, Real Estate Development, Director of Sustainability
Chris Dobrozsi leads some of Al. Neyer's most significant real estate development projects, including Linden Pointe on the Lateral in Norwood, Ohio; Turnpike Distribution Center, near Pittsburgh; and East Pointe, in Middletown, Ohio. Through the company's focus on urban development, he has garnered success in brownfield redevelopment and remediation, economic development and environmental grant writing. Mr. Dobrozsi has a passion for sustainable design and has led many of Al. Neyer’s LEED registered projects, including East Pointe 200 and the buildout of tenant, SHP Leading Design.
Mr. Dobrozsi joined Al. Neyer in 1987 as an architectural intern. He received his Bachelor of Science in architectural engineering technology from the University of Cincinnati. He earned the CCIM (Certified Commercial Investment Member) designation in 2003. He is a City of Montgomery Council Member and is active with the Urban Land Institute and US Green Building Council. |

Mark L. Vella, P.E. Vice President, Business Development
Mark Vella brings over 30 years of project management and field engineering experience to serve our clients in their pre-sale decision process. Mr. Vella helps companies and municipalities define their project goals, and shows them all their options, so they can make an informed decision on the right course of action. He earns high marks from the CEOs, corporate real estate executives, brokers and economic development officials he works with everyday. Mr. Vella is a registered professional engineer with the experience and insight to ask the right questions, assuring successful projects and long-term relationships.
At Al. Neyer, Mr. Vella has directed design-build services and national accounts development. He led Al. Neyer’s expansion into Greater Pittsburgh area, resulting in successful projects in McClaren Woods Business Park and Airside Business Park, as well as Turnpike Distribution Center in Beaver County, co-developed by Al Neyer. Al. Neyer’s success in Pittsburgh with the use of tilt-up concrete panels as a preferred method of construction is especially significant because of its relative newness in that market.

Molly North Director, Real Estate Development
Molly North guides Al. Neyer real estate development projects through all phases, from initial site acquisition through design and entitlement, approvals, financing, marketing and leasing. Ms. North joined Al. Neyer in 2007. She is responsible for implementing major activities at Al. Neyer’s Columbia Square development, where she has completed property assemblage, tax-increment financing with the City of Cincinnati and project leasing. She was key to the company’s The Offices at 444 West Third Street development, executing the project from concept through design and construction and ultimately though asset disposition. She also led the capitalization of The Offices at Vernon Manor, a $37 million professional office redevelopment of a historic hotel, employing New Markets Tax Credits, Historic Tax Credits, and tax-increment financing through the City of Cincinnati and State of Ohio.
Ms. North earned a Bachelor of Administration degree from the University of Cincinnati in Finance and Accounting and spent six years in the banking industry and four years in public accounting prior to joining Al. Neyer. She has a special passion for community redevelopment and is vice president of Northside Community Urban Redevelopment Corp.
