City of Cincinnati project team cited as a 2003 Seasongood Innovation Silver Award winner for its development partnership with Al. Neyer, Inc., North American Properties and Kimbler Interests
The Seasongood Innovation Award is presented to City employees who exhibit highest levels of professionalism, collaboration, increased productivity and service to citizenry. The development partnership of Al. Neyer, Inc., North American Properties, and Rick Kimbler Interests worked with the City to develop, design and build the parking garage, located at the southwest corner of Seventh Street and Broadway. The developers used the design-build method of project delivery, which relies upon complete integration of architectural and structural services, allowing construction to begin well before plans are complete. Design-build usually results in a reduced timeframe and cost savings. The innovation and teamwork of this dedicated team helped to complete the Broadway Garage in May 2003, at least six months ahead of the schedule and nearly $250,000 below budget, according to the City. To reduce operating costs of the garage, the team chose a fully automated collection system, which provides annual savings of more than $150,000. The system allows a garage patron to buy units of time from an ATM-like machine. The annual innovation award program is funded by a grant from the Murray and Agnes Seasongood Good Government Foundation. Murray Seasongood was mayor from 1926-1930, and is credited with reforming Cincinnati politics to make the city the best-run in the nation. Al. Neyer, Inc. is a national developer of corporate and urban environments and industrial real estate. The development partnership plans Broadway @ Seventh garage to be the foundation of a future 12-story residential tower in the city’s historic St. Xavier Park neighborhood.
